Q. To whom do you lease and is there a priority on units?

A. We consider anyone a potential guest. Applicants are required to submit an application and are subject to a past rental and credit history, and standard personal information verification under the Patriot Act. All applicants are subject to the prevailing 6% Texas state hotel/motel tax which is often wavered, depending upon guest status (there is no state tax when traveling on military orders, or for stays of 30 days or more.) A non-refundable deposit of $100.00 is required not later than seven days prior to the expected occupancy date. Cancellation of reservations within that seven day period constitutes forfeiture of the $100.00.  Priority of unit assignments is on a ‘first-come, first-serve’ basis. We offer seven units, four of which are flat-style and three are townhouse-style. 

 

Q. What are your rates, mode of payment and lease extension options?

A. Rates are available upon request.  Presently, we are below the daily and monthly lodging rate for a typical hotel/motel room. We charge two rates, a daily rate for a minimum of 15 days, and a monthly rate based upon a 30-day lease. All leases, regardless of length, may be extended, subject to availability. Mode of payment: All fees, including deposits are paid IN ADVANCE. We accept cash, cashiers checks, checks on local banks, corporate checks, money orders and credit cards.  A penalty fee for returned checks will be collected. All returned checks must be satisfied within 24 hours and payment must be in cash.  Non-compliance with these requirements will be grounds for immediate eviction.

 

Q. What is your guest capacity per unit?

A.  Each unit is furnished to accommodate four people  per unit.  This is based upon several factors which include Texas State Apartment Association occupancy standards, approximately 800 sq. ft. of living space per unit, and the length of stay.

One building offers town-house style units which are slightly larger with a different floor plan, two factors which could accommodate a fifth person for a limited occupancy period. BLP  will assist in seeking other temporary lodging accommodations in those cases where a request cannot be serviced.

Q. Are you pet friendly and if so what do you provide for pet's comfort and safety?

A. Yes we are. In fact, we named our business after our two ‘daughters’, Sadie and Dixie, registered Black Labrador Retrievers. Our basic lease contract wording prohibits pets, however there are limited provisions for pets. For example, our 'girls' would not qualify because of their size. There is an additional per day/per pet fee, and an additional pet deposit. Pets are limited to two domestic pets, specifically, cats and dogs weighing not more than 20 lbs each. Each pet must be house broken and have accompanying, current vaccination certification and tags. Guests are responsible at all times for pet conduct, including during the guest’s absence. For comfort, the pets may stay inside the unit. Damage resulting from pet odor, soiling, clawing or chewing will be compensated by the guest. The guest is responsible for their pet’s behavior when interacting with other pets and guests. BLP assumes no liability regarding pet conduct or control. Constant barking or other annoyances will constitute grounds for removing the pet(s) from the premises. Pit bulls, bull mastiffs, rottweilers, and Doberman pinschers are not allowed, regardless of age or weight. There are no birds or exotics of any type permitted. For safety, each unit has access to a fenced and sodded back yard.  Some of the units share a common yard, while others have a private patio yard. There are no outside pens provided to isolate pets from other pets and guests. Guests are responsible for timely cleanup of pet waste. Guests must provide complete pet information when applying and sign a pet amendment containing the above information. We endeavor to accommodate all pet requirements. BLP reserves the right, on a case-by-case basis, to adjust requirements, restrictions and deposits where it is in the interest of all parties. 

 

Q. Where is BLP located in the Fort Hood/Killeen area?

A. BLP is located at 1612 and 1615 Inca Drive in Harker Heights(HHts), Texas. HHts is a bedroom community of about 25,000 population located approximately eight miles east of the Fort Hood main entrance, and adjoins the Killeen city limits. HHts was incorporated in 1967 and has in the past 10 years experienced major growth in its population, business base and residential home construction. HHts is part of the Killeen Independent School District (KISD), and has four of the newest schools (high-1, middle-2, and elementary-1) in the KISD, with additional facilities presently under construction.

Inca Drive is a one-block street, consisting exclusively of four-plex apartments and is located in a quiet, rural residential area. The immediate Inca Drive area is developed residential with city utilities and is under HHts police jurisdiction. Inca Drive is quickly accessible to Fort Hood, shopping, schools and other support services. 

 

Q. What is the floor plan and size of the units?

A. The currently available units are each approximately 800 sq ft. See Floor plans link.  Each unit has a living room, full kitchen with a dining area, and two bedrooms.

Q. What parking is available?

A. There are two, off-street, unmarked parking spaces available per unit. Additional vehicles, including visitor vehicles must be parked on the street. The parking area cannot accommodate out-sized vehicles exceeding pickup trucks and SUV’s in size, (example: ‘ditty move’ trucks and/or towed trailers of any type.) Guest may substitute a boat/motorcycle trailer for a second vehicle as long as the trailer is serviceable and does not interfere with adjacent parking. HHts city ordinance prohibits the parking of out-sized vehicles on the street beyond 72-hours.

 

Q. Is smoking allowed?

A. Smoking is allowed only outside the units.

 

Q. Is any on-site storage available?

A. No on-site storage is available, either inside the units or on the grounds. There are several local, short-term storage services available to guests, if needed. Guests are strongly encouraged to seek these services and make arrangements prior to arrival. Closet and floor space is limited.

 

Q. What if any, special provisions are available for handicapped or guests with special medical needs?

A. The units offer no special provisions for the handicapped or guests with special medical needs. Guests should make such needs known at time of application to avoid potential problems upon arrival.

 

Q. What are your early arrival and termination policies?

A: Guest who have paid a deposit and signed an application to arrive on a certain date are requested to notify BLP immediately upon becoming aware of an early arrival date, but in no case later that 72 hours prior to arrival. BLP cannot guarantee, in the case of an early arrival, that the assigned unit will be available, particularly during high-occupancy periods. A minimum of 24 hours is required to “make-ready” a unit between occupancies, and longer in cases of unscheduled maintenance and repairs. BLP does not provide refunds in most early termination cases, but reserves the right to make exceptions on a case-by-case basis.
